The Middle Tennessee real estate market is booming and new homes and subdivisions are coming available every day. Deciding to buy a home that is just starting to be built can provide you the home of your dreams, but it can also come with a new set of hurdles and challenges.

#1 – Be prepared to make lots of decisions. From flooring to wall color, backsplash to counters, each home builder will consult you for approval on many design details.

#2 – Be aware of hidden fees and costs required by the home builders. Often, your real estate agent can inform you of unnecessary or added fees, and can offer advice on how to negotiate.

#3 – Upgrades will cost you! The model home may have all the sparkle and shine, but ask the builders agent which features and finishes are included in the base price, and which ones are paid-upgrades. Keep a list of the ungraded features you loved and ask about the costs. This will help you in determining your offer price and also keep you in-budget.
